The prices below are for guidance only, and a full quotation will be offered at the first meeting. Remember, initial advice and the first meeting are completely free of charge, and you have no obligation to proceed. The first meeting will be backed up with a full quotation & expaination of the work that is required. We will only begin work when you instruct us to do so.
Usually, in most cases where you are planning an extension, it is prudent to submit a planning application first, and should you obtain approval, a building regulations application is then submitted.

PLEASE NOTE
Payment of our fees is required on submission of each applications to the Local Authority.
Invoices will be sent to you for payment within 14 days. If payment is not made in that time, the application will be withdrawn from the Planning Department & will not re-submitted until the invoice is paid.
All our fees are fully inclusive, (No VAT).
TYPICAL EXAMPLE OF COSTS FOR OBTAINING APPROVALS
For example, a two storey extension where planning approval is required would cost you the following in fees:-
Planning drawings £400 + Planning Application fee (payable direct to your Local Authority, typically £150) = £550
Building Regs drawings £300 + Plan checking fee (payable direct to your Local Authority, typically £135) = £435
Inspection Fees (extension up to 40m2) (payable direct to Local Authority after 1st inspection, around £300) = £300
Total cost in fees
£700 to us, approx £585 to the local authority........... Total fees = £1285
STRUCTURAL CALCULATIONS
You may also need some strurctural calculations to present to the council if any existing walls are to be removed or steel beams are required. Basically this is to prove that the building will still stand up and retain its structural intergity. You will not be able to do these yourself, nor can we, but we can direct you to a local Structural Engineer from our contacts within the construction industry. You may wish your builder to provide these calculations within his costs, and the plans drawn by us can be 'conditionally approved' by Building Control if that is the case.
SAP CALCULATIONS
*** In addition, new Building Regulations rules which cover the energy rating of new housing have now come into force. SAP is the Governments 'Standard Assessment Procedure' which provides a means of reliably estimating the energy efficiency performance of dwellings. These calculations, if requested by the Local Authority, will need to be obtained from a third party for an additional cost, (approx £150). We can recommend several registered SAP accredited agents, or organise this service on your behalf.
