But where do you start? .......What to build?, How much will it cost?, How can i finance it?, Who will i get to build it?

Costs of an extension will almost certainly increase the value of your home, much more than the actual build cost, and bricks and mortor are an investment, even with the recent house price drop, things are on the up!

However, before you can consider extending your property or building from scratch, you need the approval of your local authority, (usually the council in the area where you live). This is where we can help, and take over the whole process, whilst keeping you fully informed along the way.

See what others have done on your street, someone will almost certainly have extended their house, then get outside with a tape measure and see what room you have to work with. Maybe you could pay a visit to your local planning department, who will give you some free initial advice to whether your proposals are acceptable in principle, or get in touch with us. You may be worried about cost of building the project and how long it will take. Usually a figure of £900 a square metre gives a fair cost estimate, so for example a two storey extension of 40m2, probably comprising  garage, kitchen extension, 2 bedrooms would cost in the region of £36,000. You may or may not need to secure these funds from your mortgage provider & to discuss your requirements with them to see what you can borrow.
